Loudwater is a chartered building consultancy working with commercial property landlords, tenants and investors. We're independent, RICS-regulated, and senior-led — every job is run by a Chartered Surveyor, not delegated to junior staff.

How we work

Four things we do differently.

The firm exists because clients told us the surveying market was short of plain-spoken specialists. These are the choices we made in response.

Commercial property only

Loudwater works with commercial property — offices, retail, industrial, mixed-use. Not domestic. The legal frameworks, stakeholder dynamics, and stakes are different enough that specialism matters. Every surveyor on the team works in commercial day-in, day-out.

Plain English, not jargon

Surveying is technical. The advice doesn't have to read that way. We write reports, schedules, and explanations in language clients can read without a glossary — without losing the precision the work needs to hold up legally.

Senior-led, not junior-delegated

Every instruction is led by a Chartered Surveyor (MRICS). You won't find your job inherited by someone who joined the firm last year. The senior who quotes you is the senior who signs the report.

Independent, no conflicts

No agency arm. No developer ties. No referral fees from contractors. The advice tracks your lease, the law, and the building — not anyone else's commercial interests. That matters most when claims become disputes.

Loudwater is regulated by the Royal Institution of Chartered Surveyors. Every surveyor on the team is MRICS-qualified. We hold full professional indemnity insurance covering the work we do.
